Arbor Homes/Elite Homes, one of the largest homebuilders in Indiana and Kentucky, and a Berkshire Hathaway Company, is currently looking to hire a Director of Land Development to work together with the land acquisition team to entitle property and subsequently develop lots for residential construction in the Louisville Market. The job entails working in a fast paced, team environment while developing site plans, construction plans, and managing the land development team to facilitate ensuring the delivery of developed lots to meet the division business plans. You will collaborate with all functional peers as a member of the Division Leadership Team. The Company allows for flexible schedules, centered around performance and is family oriented. WHAT WILL YOU BE DOING?- Work together with the land team to assist with feasibility questions on potential residential projects.
- Assist with preliminary site plan feedback and resolution of utility, grading, sanitary or storm water issues with the land team during due diligence and entitlements.
- Manage relationships with engineering partners to finalize engineering and construction plans.
- Manage final plat and government approvals.
- Manage schedules with engineers to ensure we stay on the critical path to deliver lots on schedule.
- Oversee project bid processes, including distribution to qualified bidders, responding to questions, analysis of bids and selection of contractor.
- Monitor construction progress versus schedules with Land Development Managers. Identify potential delays, implement measures, make recommendations, and take steps as necessary to maintain schedule and budget.
- Manage budgets, and timely invoice approval and payments to vendors.
- Manage timely approval of water and sewer acceptance, warranty compliance with our contractors and bond release for all infrastructure and improvements.
- Manage Land Development Managers in their duties and assist with problem solving.
- Coordinate the turnover of developed lots to Homebuilding.
- Recruit, train, manage, motivate, and support the Land Development team.
- You are willing to perform other duties as assigned.
WHAT WILL YOU BRING?- Bachelor's degree in urban planning, civil engineering, landscape architecture or construction management and meet the minimum requirement for number of years of direct experience.
- Five years' experience in land development and entitlements (with a production builder preferred).
- Demonstrated success in the home building industry, preferred.
- Exceptional communication skills - both written and verbal - to communicate effectively with engineers, municipalities, and peers.
- Comfortable presenting ideas and solutions to leadership and key business partners
- Strong attention to detail
- Strong organizational skills and time management skills
- Ability to establish and maintain strong relationships.
- Ability to learn quickly on the job.
- Ability to be a team player with a positive attitude looking to contribute positively to the company culture and maintain a personal and team development growth mindset.
- Proficient in MS Excel, PowerPoint, and Word
