Position Summary:

The Director of Construction Management will oversee and personally establish and drive all ground-up and construction projects for the company's private destination portfolio across the globe. This position will negotiate and ensure accuracy of contractor proposals, labor, materials, basic contractor deal terms, etc. He/she will also select contractors, architects, professional consultants, and materials, and manage bidding, budgets, and schedules.

This position requires a person to reside in Mexico for approximately 2 years to work on project sites as well as strong proficiency in the Spanish language. This is a regular full time position that will continue to work on future projects.

Essential Duties and Responsibilities:

Learn the relevant regulatory process for each project locale.
Will be responsible for the development of a construction org reporting directly to the AVP/VP
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; leading, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Partners with the AVP and VP to establish the department's priorities, operating and capital budget; reviews and provides continual updates; tracks actual expenses vs. forecast and makes recommendations to ensure budgetary compliance. Creates, monitors, and assists in the development of budgets, business plans and controls with the objective to improve construction efficiencies. Compiles key metrics and high-level presentations to summarize the performance of construction sites.
Formulates, recommends, and implements procedural guidelines and specific audit and operational procedures and communicates to affected parties. Follow-up on procedural, audit and operational data with all stakeholders to initiate and monitor corrective actions as required.
Meet with and elicit feedback from relevant city, county, state departments and agencies, and measure attitudes of their personnel and community representatives with respect to our project plans.
Proactively drive each aspect of the development and construction process, review and approve all critical work by design and construction professionals, and hold said parties strictly accountable.
Conduct on-site inspections and meetings and assess contractors' work.
The ability to organize and manage complex processes with multiple entities is essential.
Create and maintain best practices to identify and incorporate cost-effective solutions.
Concurrently managing multiple projects including new developments and capital improvement projects associated with existing investments.
Direct interface with construction general contractors during the pre-construction, bidding, award, execution, and project closeout/punch list phases. Conducts negotiations with general contractors and evaluate bids/proposals with detail and accuracy.
Communicate regularly with our company officers to achieve established goals for each property under development.

Qualifications, Knowledge & Skills:

Bachelor's degree required in Construction, Civil Engineering or equivalent; MBA preferred.
A minimum of 15 years' experience as a construction / development director, or similar role.
Extensive experience as a commercial general contractor (licensed is preferable) or project manager, at minimum a 10+ years' experience with large scale and mission critical projects.
Experience with land valuation, drone surveys, cadastral surveys, topographical surveys, test pit investigation, geotechnical investigation, environmental permit applications process and ecological assessment of sites.
Experience with marine due diligence to determine feasibility (i.e., wave downtime analysis, bathymetry, benthic habitat -assessments, etc.)
Significant experience with ground-up development of hospitality, restaurant & retail properties; experience with mixed-use developments a plus.
Ability to interpret architectural and structural drawings
Excellent knowledge of construction methods, costs, materials, vocabulary, and building codes.
Proven success negotiating, creating, and maintaining development budgets and timelines.
Possess multi-discipline experience and understanding to be able to deliver company's mission critical projects on time, at the agreed quality standards and within the approved budget.
Experience on all aspects of the construction life cycle, starting with the due diligence, budgeting, site selection, permitting, design review, through daily construction oversight, and commissioning of completed facilities.
First-rate knowledge of bid and selection processes for general contractors and sub-contractors.
Substantial experience turning around all management paperwork for projects, including RFIs, entitlement documents, and change orders.
Strong experience creating, analyzing, and modifying plans and specifications, and managing projects remotely with standard project management software.
Proficient in MS Office (Word, Excel), Primavera P6, MS Project, Procore, AutoDesk or similar project management software.
Great attention to detail and consistent ability to independently plan, prioritize, and organize a varied workload in a fast-paced setting; superb communication and organizational skills a must.
Communicates effectively and professionally, both in person and remotely, with global governments, architects, engineers, general contractors, vendors, planners, permitting offices, other development personnel, and internal company colleagues.
Ability to coach and develop a team of external professionals. Includes providing the appropriate level of direction, enabling others to succeed, and providing open and timely informal and formal feedback.
Excellent interpersonal skills to communicate with all levels of employees. Quickly establishes credibility with partners and employees as the go-to person for all major construction related issues.
